The problem

The bank's offer is not advice.

The bank is selling you its product. The notary confirms you were informed, not that the loan suits you. And if you are not tax-resident in Spain, the rules quietly change: less financing, more paperwork, stricter conditions. Nobody else in the transaction is checking the mortgage for you.

60 to 70%Typical maximum loan for non-residents, on the lower of price or bank valuation
Up to 80%Typical maximum for Spanish tax residents
10 daysMinimum legal period to study the binding offer before signing

What we do

Everything around your mortgage, in one place.

Budget check and best offer

Before you make an offer, we tell you how much a Spanish bank is likely to lend on your profile. Our partner mortgage brokers then compare banks used to international buyers to find you the best terms.

Mortgage clause in the arras

The deposit contract is what binds you. We make sure it protects your deposit if the bank says no or values the property low.

Offer review (FEIN and FiAE)

We review the European Standardised Information Sheet (FEIN) and the Standardised Warnings Sheet (FiAE) and explain every cost, rate and clause in writing.

NIE and Spanish bank account

We arrange your foreigner identification number (NIE, Número de Identidad de Extranjero) and help you open the Spanish account the loan needs.

Notary and signature

We coordinate the transparency appointment and the signing, agree the figures with the bank and the seller's side, and sit next to you.

After you sign

Registration in your name, purchase tax, utilities, and the yearly calendar of Spanish property obligations.

Money

What it really costs.

The mortgage itself

Since Law 5/2019 on real estate credit contracts, the bank pays the notary fees for the mortgage deed, its Land Registry entry, the administrative agency (gestoría) and the stamp duty on the mortgage. You pay the bank valuation (tasación) and any copies of the deed you request.

The real cost difference between offers usually sits in the rate, the fees for early repayment and the linked products. That is where we focus.

The purchase around it

Banks lend on the lower of the price or the valuation, never on taxes and costs. Plan your own funds for the gap plus 10 to 15% of the price in purchase taxes and fees.

In Catalonia, resale homes pay property transfer tax (ITP, Impuesto sobre Transmisiones Patrimoniales) on a progressive scale: 10% up to €600,000, rising to 13% above €1.5 million. New builds pay VAT plus stamp duty instead.

Illustrative example

A non-resident buyer agrees €500,000 for a house near Begur. The bank values it at €460,000 and offers 70% of that figure: €322,000, not €350,000. Without a mortgage clause in the arras, the buyer must find an extra €28,000 within days or lose the deposit. With the clause we drafted, there is time to renegotiate or walk away with the deposit back.

Questions

What buyers ask us first.

Can a foreigner get a mortgage in Spain?

Yes. Nationality is not the issue: tax residence is. Non-residents usually obtain 60 to 70% of the lower of the price or valuation, while Spanish tax residents can reach up to 80%. Each bank applies its own policy.

When should I involve a lawyer?

Before you sign the arras contract. That is the moment the mortgage clause protects your deposit, and it is the cheapest point to fix a problem.

Do I need to travel to Spain to sign?

Spanish law requires a transparency meeting with the notary before signing the mortgage. We plan from day one whether you need to travel, how many times, and what can be done through a power of attorney.

Does buying a property give me residency?

No. Spain's golden visa ended in April 2025. If you also want to live here, we handle the residence permit too, for example the Non-Lucrative Visa or the Digital Nomad Visa.

Do you also handle the purchase itself?

Yes. Most clients combine the mortgage review with our conveyancing service, so one team checks the property, the contract and the loan.

Next step

Talk to us before you sign the arras.

Tell us about the purchase and your situation. We reply within one working day with what we would check and a fixed fee, with no obligation.

Prefer to talk it through? Book a consultation, deductible from our fees if you go ahead.
